Scattering is the least of your problems. There are bigger fish to fry. For starters, no apartment building with at least 120 units (240 if units on other side) has 24 or so parking spaces. And what is up with the ultra-narrow drive(s)? They barely look wide enough for one car, let alone two... virtually every parking lot out there accommodates traffic in both directions at once. Always use reference images. Always. After you redo your parking lot - so that it reflects reality - your grass areas will be much smaller, and you would likely only use a couple trees... in which case I highly recommend getting a couple freebie trees from xfrog (etc) and just duping, scaling and rotating each to be unique.
