About subdiv modelling in 3dsmax with turbosmooth. It's not that heavy.
How i do it, i model let's say 1 chair, checking constantly with Turbosmooth to see how it looks, than when i am finished i check the render subdiv box and put it on the value i want and then i leave the normal box at 0, i don't need to see the subdiv in the viewport anymore, i just need it at render time. Than i can instance as many chairs as i want.
For Octane, i would collapse the model with turbosmooth and remove as much loops as possible without loosing the nice edges and shapes you got from Turbosmooth. This way you optimize the model quite a lot.
Try it, you will see it's not really a big problem after you learn what to do.
