I noticed a Prime version Blender_Octane_Edition_2022.1_27.5_beta and the one that appears under my downloads in my paid account which is version Blender_Octane_Edition_2021.1.7_26.6_stable.
I get one is older and stable and Prime is newer beta, but if I am a paid subscriber I need to install older stable edition and run it with Prime Server? Or I have to install the newer Prime edition and run that with Prime Server?

The version numbers need to match for them to work. The beta version might have bugs that will impact your work, the stable versions are safer. I always install the newest version so I can play around with the new features, but I do this as a hobby so it isn't a big deal if something goes wrong.

You can install as many versions you want. Just install both Blender and Server in some very specifically named folders each time you want to use a new version.
