Yeah, the other three gigs are being used by your viewports and windows.

I have Titans x as well and on the one that's running the monitors I also don't have full 12 gb available, which makes perfect sense.

Hi HHbomb,
The issue does not depend on octane 3dsMax plugin.
I tested you reported (I own 2 x titan) and no issue.
The reasons can be:
a) you have the monitor connected to the titan x
b) some windows applications are using CUDA on your titan x (eg Photoshop or chrome) and take vram.
To avoid this issue, connect the monitor to titan and use titan for applications using CUDA.
eg to verify if chrome is using CUDA, type: chrome: // gpu /
to manage CUDA should use NVIDIA control panel

- one question what is 9go

- from the context I realize it's GigaBytes - usually written as GB where did you come up with the o I wander

- also, yeah, the windows tend to eat a gig or so, and octane has some overhead when it initializes.. gpus that are only for rendering should have that at a minimum

I found this on a forum which is far more precise than what my own answer could be : "Go - Giga Octet. An octet is 8 bits. 8 bits = 1 byte, so gigabyte and gigaoctet are synonymous with each other"

great, I can use that to confuse geeks ;)
- truthfully so, a byte is commonly 8 bits, but doesn't have to be.. octets it is.. also, it seems french use it?

- also, can a byte use 16 bits on a vram, that would be twice the amount of information - but as computers switched from 16 to 32, performance went up by 15-20% in real life
