Recommendations for Rendering PC Build

Dear Octane Community,

I am a prospective user of Octane Render. I have previously used Maxwell Render as my main render engine.
However, after some research, I have found that Octane's GPU rendering to be quite remarkable and cost/time efficient.
Thus, I plan on switching to this new render engine where I will invest on a new machine that will satisfy rendering requirements for Octane.

It is my first time to build a new machine and I would appreciate any voices from experienced users in this community.
I am a graduate architecture student using Rhino v5 as my main modeling software but after seeing some visuals from Octane,
I am planning on learning and using some tools from Blender to create a nice environment (for trees, plants, grass and lakes - reference from Enrico Cerica's River Side project)
to supplement my architectural model work from Rhino.

With this motive in mind, here is the following specs I plan to purchase for my new build:

CPU / i7-6700k 4.0Ghz (May overclock)
RAM / Samsung DDR4 2133MHz 8GB x 4
MB / Not decided (maybe Asus z170-Deluxe or Msi z170 M7? or any other recommendations?)
GPU / (980 ti hybrid or Titan x Hybrid? Will creating architectural work with complex environmental scenes require more than 6gb of vram?
As far as benchmarking is concerned, I see only a slight advantage in render performance in Titan X than 980ti. But vram is doubled and I am not sure
if the extra 6gb is necessary.... please help!
